70 acres half crop half timber located south and east of Maryville, Mo:  the farm brought $1,950 per acre which seemed low to me.  Once again a lesser quality farm did not bring a top price at auction.  There has to be at least two bidders there at the sale at the same time and sometimes that's hard to do on a specialized parcel that doesn't have a long line of buyers at any given time.

160 acres, northern Fremont County Iowa.  Good upland farm, CSR low 70's, highly tillable.  Farm brought $4820 per deeded acre.  Once again, a good farm, lots of interest.  These good quality row crop farms are in great demand at this time.

Remember Pearl Harbor, 68 years ago today!

 

Jamie and I attended an auction in Nodaway County, Missouri on Saturday.  It was a well located tract that has been managed for its hunting prospects; row crop with buffer strips in between, 30 plus acres in CRP for some time yet to come, and about 70 acres of pretty good cropland scattered amongst the CRP-buffer strips.  It was on a good hard surface road, not too far from Maryville.

The CRP hurt its overall cash flow. The buffer strips made it pretty tough to farm because it ended up with several small fields.

There were about twelve people at the sale, not counting realtors, owners and auctioneers.

The farm brought less than $1850 per acre.

I think we'd have done better selling this farm privately.  The auction method of sale has been working very well for the better quality farmland, but it’s not necessarily the best way when the farm is specialized or not exactly top quality row cropland.
